I need a flat roof relaying.

I have received two quotes.

Quote 1: Strip existing felt
   re-cover 1st layer with 4mm underlay torch on felt.
   cover 2nd layer with 4mm polyester torch on felt.

Quote 2: Remove existing felt.
    Fix to prepared surface a three layer roof pour and roll system. Base layer 180 SBS partially bonded to roof deck. Intermediate layer 180 SBS sanded fully bonded in hot bitumin. Cap sheet 350 SBS mineral fully bonded in hot bitumin & clean lap finished.

The quotes are roughly the same for price.

Does anyone know which is the best system to use or the pros and cons of each.

I would do it myself.

Most builders are simply individuals who 'f*ucked about' at school and left without any qualifications. Then, overnight, they suddenly become builders. This usually happens an hour or two  they pick up a knackered old van or flatbed.

There are good builders out there but they are as rare as unicorns. :)

throw both quotes in the bin  :y

tar,pitch,felt is garbage and should be consigned to the history books

 I use firestone epdm on ALL flat roof applications now

it's a flat sheet rubber ,similar to what tyre inner-tubes are made of

simple enough to DIY , cheap in the long run,

I'd make more money fitting felt/tar products , repeat business  ;D but I'd rather do a job once 


quick install video so you get the general idea clicky link

supplies i use

Permaroof UK AKA Rubbercover

or Rubber4Roofs

you will probably find a local supplier or installer  :y

need any advice ,just ask

How much should a job like this (properly done) cost?

unfortunately there are too many variables in jobs to say it's x£ per square meter .
 what is the roof surface like (sometimes it's cheaper to rip all the crap off ,insulate the void and put a new sterling board deck down), what flashings, gutters ,abutments etc etc

also different thickness of epdm ,if you use genuine firestone adhesives etc or permaroof deck adhesive etc etc

How about fibreglass? Quite popular these days I think?  :-\

done well it's good ,but expensive ,not really a DIY product (though you can buy all the supplies easy enough)  and it will degrade /go brittle over time, won't move and stretch much like epdm rubber

the OP could get a quote for fiberglass ,the good installers are all busy doing big £££  koi ponds etc (I keep koi myself ) ;D
Koi ponds can also be lined with epdm rubber ,epdm is that good  :y

Although our roof has a slight slope on it, so isn't technically flat ::)

I watched an episode of Grand Designs where ZE GERMANS did a tar flat roof that retained water in a pond like way to stop the heat damaging the felt/tar surface,
It leaked  ::)  pretty much strait away  ;D

epdm is a single sheet of rubber that stretches , it's also self healing if it gets punctured (within reason)
I expect to be dead before any of my EPDM roofs leak ,so, someone else's problem
I'm not 50 yet !  ;)

I'm not sure a flat roof is  a good invention. In the same way a square wheel is not a good invention.  :)
