Replaced the hbv this afternoon after spending the past 2 days looking at a low coolant message and putting gallons of water through car to get to and from work.

Not surprising it was leaking as when I removed it the entire bottom section with the right hand single pipe outlet just fell away from the rest of the unit,odd what caused that as it was last replaced in 2016 some 100k ago ...well Ive had my money from it  ;D

HBV decided to give up this morning on way to Ashford,bringing up low colant warning.

Clearly see the tell tale staining and marks so replacement ordered along with 5ltrs of Dexcool.Its actually cheaper getting it delivered than wasting time collection so thats my Wednesday afternoon job.

Cant complain as HBV was replaced in 2016 so beyond expectations for a £20 part

I found the best way to do that is to use the engine dipstick.

Its flexible and holds oil well on the end so makes it an easy way to get oil onto the motor shaft.Could of goes should free it up....and also no need to get any tools out  :)

Looks like the link suggested even has a solenoid fitted so you will end up with hopefully a spare working solenoid...for when that stops working  ;D

Just really want it back the way it was prior to the wall collapse .

It was abit rough around the edges and had the usual 18 year old car supermarket car park dents but was all the same colour and looked very presentable which is the way I wanted it especially with my type of work .Never saw the sense in buying new as gets a hard life on work duties .

Seen the guys work and good ,almost too good so maybe go a different route if I can think of one

Yes been down that route,Mark,but unfortunatley that provided by Land Registry online is no more than the actual boundary and general foot print.

No mention of responsibility on the plans provided so hence the ambiguity ,but my insurance are also stating today that if the wall is deemed to be joint ownership and not marked as responsibility on either sets of deeds they will not insure it either for either party.

Seen 2 body shops today for repairs and paintwork and have quotes of all damaged panels at 5K  :o :o or total respray at 7k :o :o :o

Is it worth spending that on an 18 year old car with sub 200k . :-X

No liability for ownership was or has been implied.

My neighbour was advised that in order that I mitigate any further losses I need to take action to remove the fallen sections of wall from and on my car.I also need to take steeps to allow me to restore my car in the quickest fashion to allow me to continue my business ,as failing to do so would incur further losses in wages.

Without clearing the fallen debris from my driveway it would be impossible to move my car enabling me to continue my business activities.

All costs to date have been advised to my neighbours albeit at this stage only verbally as I still need to get the final costs prior to submitting the extent of the claim which will be done only once I have viewed my title deeds to establish if the wall falls within my responsibility or also shows silent on my title deeds.

This will no doudt take sometime to conclude but Im pretty sure of the path and potential action needed.

Finally as my neighbours are both in their 80,s it would be unrealistic asking for any physical help

Turns out even if the title deeds dont show responsibility doesnt mean that it isnt your problem.
A boundary with no owners ship identified is then deemed to be jointly owned so acid test is what it shows on mine....which I cant see until BS decide to get it from the air tight bank vaults somewhere in Cornwall and send it too me .

Next door are claiming "non ownership " of wall as not marked on their title deeds.

Have cleared wall and skip will be removed tomorrow, so after help from Nick over the past 2 days all glass is replaced/wing  and mirror replaced and most of the bigger dents have been pushed out.Need to get a quote for all the remaining body damage to be sorted along with atleast a full respray of the ns/both bumpers and some if not all of the roof then will be presenting the entire claim.

See where we go from there...but sadly no offer as yet

With the help of NickW set about replacing and repairing the NS carnage on my poor old car.

Replaced all broken glass in both NS doors along with gutter trims and B pillar mouldings ,after collecting all the parts from a very helpfull guy,Chris in deep and darkest Essex ,after having his details passed over by KeithABS...many thanks :y

Tomorrows job is replacing NS front wing and NickW will cast his magic on the numerous dents and scuffs so atleast the car looks less like its due to the breakers .

Plan will then be get price for an entire NS respray along with both bumpers and boot lid. :y Expect that will be an eye watering cost but hopefully covered by insurance ::)

Plan is slowly taking shape...oh and need to demolish and skip the remaining 12 courses of the 8mtr brick wall >:(

Cant live with all the stuff over our driveway so its got to go.Bricks are a std low cost yellow very soft and not too pretty so cant say Im too precious with them either.

Neighbours has shown me his original title deeds this afternoon and the join between my proprty and his has No T entries although the opposite side fence and the back does so he is quite rightly stating its not his responsibility .

Cant get a copy of my original paperwork from BS for few weeks as they store them off site vaulted so another wait on that.

HSBC my building insurers are playing hard ball and stating they will cover for storm damge but winds must be in excess of 57mph...according to their available information it was some 10mph lower at 37mph so they have stated their is no claim.

I,m drawing a line under this for the next few weeks as its starting to get draining...

Car will get parts fitted over the next few days allowing me to drive it albeit it will look pretty nasty Im sure..all old wall and associated crap is going in skip and will consider things further when I have the inclination too

Front bumper is ok apart from large scrap on NS corner,which will come out when painted but thanks alot for kind offer.

Not sure if the £6 investment will tell me much more than I got yesterday as it only outlines property and boundary as a plan..not any mention of ownership or any liability of ownership on boundary

Overview
If you live in England or Wales, there’s usually no record of:

the exact boundary between two properties
who owns the hedge, wall, tree or fence between 2 properties


Just pulled off HM Gov website which makes the point of seeing title deeds etc almost pointless...this is a mine field  :(
