Title: Clanky plumbing
Post by: Sir Tigger KC on 31 July 2014, 12:18:08
I've been getting a house I have ready for new tenants and noticed while cleaning that when turning the cold tap off in the bathroom basin, the pipes under floor are banging.  :(

So I guess a pipe clip has come loose and the pipes aren't secured as well as they should be?  ::)  :-\

Is it on just 1 tap or several, could be tap insert needs regreasing or replacing,or as said a clip has come loose.

It does it a bit on the kitchen tap as well but not as bad, so I'll try that first as I don't really want to rip up the carpets and floorboards...  :-\

Thanks!  :y

If its the hot water side and you have a tank in loft or tank and cylinder together could be the ball valve

Commonly known as "pipe hammer" can be a absolute sod to cure. First port of call is to make sure the pipes are firmly secured at short intervals which should cure the problem, if not you will have to dig a little deeper I.E. ballcocks, valves etc.

In that case i would go with removing tap insert, remove circlip, knock the spindle through, unscrew, remove old grease ,then regrease with silicon grease, screw spindle in all the way, insert back into the body, give circlip a quick squeeze together and refit, then test.

Sometimes, air in the system causes this. We bled our system through, and after a load of air came through, hissing and spitting, all was once more quiet  :y

Is it mains fed?

Yep mains pressure so I guess I could turn it down a bit at the stopcock.  :-\

I'll follow 4x4's advice before ripping up floorboards etc.   :y

Luckily my new tenant (despite having signed the lease etc) dosn't move in for a couple of weeks so I can nip in and sort it and she'll be none the wiser.  ;)

Maybe previous tenants fiddle with the stop cock tap?

No the landlord did.  ::)  It's been empty for a while so I turned the water off.  :y

I havn't turned it on any different than normal though, but maybe Tony's hit the nail and there's air in the system?  :-\

You wont get air in mains water, unless its been totally drained from drain off,and if there was it would go straight away, water hammer is normally caused by tap insert or ballvalve washer,it could also be stopcock that might have slight play in it,if your feeling brave, just reduce the stopcock by half a turn and see what happens.

It's the weird water you have there. ::)

My parents have just bought a place in Dorset and my first job was to fix the toilets as none would flush properly. Then I had a little water feature from a stopcock that wouldn't go away. >:( Ants seemed to like it as they had done a good job of hiding the water meter. ;D
