Title: New house certificate.

Looking for advice for a close friend. Who arrived at ours last night in a right state. Bought a Persimmon Homes new build in December, moved in, lot of remedial work being done this week, but told us last night. 'There is no certificate with the house'...OMG!  :(

NHBC certificate? (or similar)

All Persimmon homes have a 10 year guarantee (the NHBC and the like are pretty shit guarantees actually) and Persimmon cover all issue themselves for the first 2 years.

Yes Mark. NHBC cert. Thanks for advice. Friend thought they would have to 'stump up' the cost of the house, as told. No certificate. No mortgage???

The documents should have been passed to them by the solicitor (they pay big cash to them so chase them to sort it out) on completion.

Alternatively, a quick call to Persimmon to enquire what guarantee is being used (NHBC or other) then a quick call to NHBC (or other, info on their website) and job jobbed. From memory Persimmon give new buyers a pack when they sign up and in there you often find info on the warranty etc.

That was one of her complaints. Had paid the solicitor loads of dosh, but then no certificate passed on... Thanks again Mark...  :y

Certificate normally forms part of the title, I guess they may have passed to the mortgage company with the deeds......we all know how random solicitors can be!

When I moved here, there was a delay in getting my cert, and an NHBC inspector came round, then a cert appeared a couple of weeks later.

Not sure if this is the norm, of if they decided to use mine as a random quality check?

Well he clearly never checked the garage...

One fart and the roof (and walls) blew off :o

often they move people in before remembering to ask for a comp certificate inspection.
