After finding out swmbo and I could easily get a decent mortgage, then finding a huge house WELL within our budget that ticket all our boxes of requirements PLUS MORE at a very good price, we submitted our offer! the house was a reposession and had recently had some imprtant work completed before the occupiers left and even some very high quality kitchen units left behind and a parquet floor in one of the rooms
The company that own the bleeding house have taken it off the market and left us.. well.. devastated to be honest!
we're first time buyers and given the market situation and even the possibilities of the rates still falling, this house would never have been a bad move for us financially, we've had people check it out already and would still have been getting a survey done
the house had 3 seperate offers previously by investors but by the time they'd got in touch to accept the offers, the investors had found somewhere else, so when we placed our offer the estate agents have been abit cocky and tried to hurry the owner to a decision, even though we're actually in no rush to move in, and we think they got so sick of the estate agents having ago that they've given up with them, so now we have to keep our eyes open for a new estate agent's board appearing on the property!
since its first offer it had been reduced by another £30,000 by the time we found it! we saw ourselves possibly spending the rest of our lives in there!! :'(

I agree. Try putting a letter through the door explaining your situation, your offer, your mortgage/finance arrangements and disappointment that such a lovely house has fallen through etc.
If you buy direct it's up to them to pay (or not) the estate agent and pocket a bit extra.
And put in a random picture of a solemn child for added effect :y

Agreed -- if they are hacked off with the agents they might be putting it on with someone else --- bargaining point -- think of the fees they will save !

I agree. Try putting a letter through the door explaining your situation, your offer, your mortgage/finance arrangements and disappointment that such a lovely house has fallen through etc.

i get the feeling we wont be able to get hold of the details of whoever owns it now, we dont know who repossessed it because the mail's just collecting up and is addressed to the guy who was evicted
my thoughts are that if it goes through a new estate agents it'll get a fresh valuation and probably go back up that £30,000 that it dropped!

It's more likely that the repo has stalled for some reason and the lender may be under pressure to give them owner more time to pay as banks are getting a lot of pressure to help out more.
In the current climate local estate agents here are running on 3 day weeks and some are advising not to put your house up at all cos it won't sell.
Press the Estate Agent to find out the story - they should try - cos it's worth £000's to them that they desperately need if they can sort things out.
I took my house of the market in January and decided to stay put after the house I wanted fell though. A nice couple hand delivered a touching letter asking me to get in touch if I changed my mind - and I still have it!

my plan is to e-mail our mortgage advisor tomorrow, since he's not directly linked to the estate agent, and see if i can find out anything more about what might happen!

I always find if u talk to as many people who have some involvement with the house u are interested in as possible.., u might find out some information that would give u idea's as to who to contact to let them know u are still interested. All u need to do is find ONE person who will give u a bit more info than others. And u might then also find out what is really going on as u may not yet know the whole story.., there's a lot of supposition there.

All u need to do is find ONE person who will give u a bit more info than others. And u might then also find out what is really going on as u may not yet know the whole story.., there's a lot of supposition there.

Sellers as well as agents can be just as bad >:(................several years back I eventually found 2 properties in the same street, in my price range in Dartford, put offer in on one and break all happenned same with the other one, complete waste of rather time, and prior to that spent money getting surveys on a house in Grove Park only for the sellers to pull out cause seemingly according to the agent the bloke lost his job >:( >:(.................anyway ended buying the house in peckham in the end was by pure accident :-X....but very handy for work :y

thanks :y still fighting for this one for a bit though as well as looking for anything new that pops up
we weren't technically even looking for somewhere yet til we had a target amount of cash saved between us, if we find one good enough though, we'll be going for it!
i've e-mail the mortgage advisor to see if he knows anything more

It sounds to me that the house has been repossessed by bank/building soc. and the owner has been evicted.
Banks/building soc. dont bother with estate agents as they want the house quickly off their books (and the dosh) so they usually put the house up for auction - so try your local auctioneers.

I heartily agree!! All is not over until the fat lady (the company!) sings!! :D :D Do not just take the Estate Agents word on face value. Let's face it they have lost the contract on this one, which you could still get, but I am sure would love to sell you another property! ::) ::) ::)

an update, nothing is known for certain but the mortgage advisor replied to my e-mail telling me the likely happenings, one being that the middleman company selling the house on behalf of the reposessors may have been instructed to remove the house from the market possibly because the reposessors might have fallen out with them, or it could be that the reposessors have struck a better deal with a different company to sell, I have been given details of the middleman company, and also their nearest competitor of who might be stepping in to sell it, but as its not concrete info I cant act on it yet
basically we have to sit tight and keep our eyes on it incase another estate agent board goes up on it, but for the time being all is not lost as its technically "off the market" for now until they find another company to sell it for them!
