Does anyone have any experience of these?
Been looking at them, and it looks good, much better than shared ownership.
From what i understand the government plan will lend you up to 50% of the house value (usually its 30%) as a deposit.
So if the house is 160k they lend you 75k as a deposit, you have a 75k mortgage, and a good rate because the lender got a 50% deposit.
Now you have to pay back the 75k, but its on inflation rate only (like my student loan, so it would be around £72 a month) if the house goes up in value, the amount you have to pay back stays the same (unlike shared ownership)
So if the house price goes up to 200k, you still only need to pay back the 75k
I could be quite tempted by this, as the money i have saved for a deposit could be put towards kitting the house out, rather than using it as a deposit!

And paying 75 quid a month will never clear a 75K mortgage even if the interst rate is low (ish)

The trouble is getting the mortgage down to a rate i can afford, i don't want to live in London, but i still have to commute there, and that costs the best part of £600 a month, so i can realistically only afford 100k mortgage.
If i use my savings as deposit, i have nothing left to do the house up with!

Thats what used to happen tunnie......im sure many of us were skint after buying our first home....i was....you just did up the home as and when you could afford to ;)
In fact I even still lived with my parents for several months after i bought my first house and used to go to the house straight from work every evening to decorate/etc and get back to my parents house about 10/11pm.

This is one of the biggest thorns in the side of the housing market ... back in the day when lenders offered around 2.5 times your salary as a mortgage, it would get you a decent property ........ these days the average house price is something in the order of 6.5 times the average salary .... yet ( if you could get it) the sort of loans still equate to less than half of what you need.

Yeh thats what i want to do, buy something thats a bit shabby, and do it up at weekends. Seen a few houses which are mortgage repos and can just see me doing that, nothing major like new walls or anything, just new carpets and kitchen, redecorating. But that still needs a good £10k or so!

Problem is that tops out at around 130k house price wise.
Which is practically useless around here.

My mum and dad bought this house back in 1988 for £24,000 at the height of the boom in housing we had it revalued it came in at £150,000 plus....Now how does somebody like me buy a house when i`m only on £14,000 a year????? :-[

Well .... just a thought ... we taxpayers own Northern Rock -- the Govt. can use that as a vehicle to provide sensible --- realistic home loans --- once prices have bottomed --- the price cuts were long overdue and still have some way to go !

The trouble is that house prices(even though they have dropped ) are not related to wages any more.
For many years the average house (3 bed semi)cost about twice the average persons (factory worker,office worker)yearly wage.
For example. In 1971,my Father paid £5000 for a new 4 bed detached houe with a garage in The midlands.
His job was as a toolmaker,and his pay £50 per week or £2500 P.A without any overtime.
Today ,the averge wage is about £20000.And a lot of people earn less than this, but the average house is still about £160,000.
Thiis is EIGHT times the average wage. :-/ :-/ :-/ :-/ :-* :-* :-* :-* :-*

might as well keep sponging off the parents then cause i have a quite a few quid spare at the end of the day, i can i do anything i want within reason, the trip to the alps was decided and we went 3 weeks later, guess with a house i won't have that freedom.
And i guess its only been 2 years since i left Uni, father tunnie said it took him 6 years so save up to move out. Looks like the same for me!
If i keep living at home for another 9 years i could build up a 100k deposit! ;D

How much is a little 2 bed around here/buckingham? bicester and chavsville will be more expensive as on the m40 and the slug line

Though Brackley was traditionally cheap to buy, that seems to be not the case any more.
What about Aylesbury - so many new houses there, must be pulling down prices, and its also on the slug line.

Did not say i wanted a 3 bed, just saying that as an example of what money gets around here for that price.
I have thought of other places
Milton Keynes - Only 40 mins to London, but station is miles from any houses, its a bit industrial there, not very 'home' like
Kettering Area - Its cheap, good link to London, under 1 hour, but its cheap for a reason, no bugger wants to live there.
High Wycombe / Gerrads Cross area is closer to London, but only slighly cheaper and the same time from Bicester on Chiltern Slugs.
Best i can afford with commuting costs is £130k
Inside London i could afford 200k but finding a nice part of London for that price is hard, would like St Johns Wood / Marlybone / Baker Street area, but 200k gets you a studio flat.
Not interested anywhere along the Paddington line, First Great Western are awful!
Chiltern line is slow, but i always get a seat, all trains have air-con and there is power at the seats, so its one of the most pleasant (but slow) way to London.
Hence looking around here, Bicester (where the station is) carrys a Premium, so thats why looking around here ;)

So from my seat its either surround areas of Bicester or London.

LOL, my dad already passed away 9 years ago next month, I'm secretly hoping that mum enjoys herself and spends all her dosh before her time comes - she brought up 5 kids, she's given us all enough! :D

Problem is that tops out at around 130k house price wise.

All depends on how serious you are about buying....if you cant afford in your present location then move too an area you can.

If you are prepared to do what both my kids have done then there is a way out - take a lodger.
You also need to cut your commute bill drastically and asess how long your student loan has to go - is it worth deferring this at the lower interest rate to save you more at the highest?
If you wanted to be Farnborough Hants based for example - you have a 30 minute commute to Waterloo and will cost you £250 a month - new trains and v good service. Properties are ok price wise if you do a check.
If you have a chance for your mum and dad to help with deposit them look at terms on which they can help - everyone needs to take a long view - but it might be possible.
Lastly - you have to decide on your view of market and how prices will go over next 2 years - you may be better rentng to get your own place and assess how you cope with all the other bills that you might overlook by living at home.
Sorry if I have not followed the thread totally - but I think I have the gist.

I think I have found a solution to the problem Tunnie............You buy a 3 bedroom semi for £1400 a month............You let out 1 room to a nineteen year old student from Sweden for £400 a month................We'll call her Eva................You rent out the 2nd spare bedroom to a another student called Mika from Russia (she would be about 22 years old blond with big tits).................Then you share your bedroom with 20 year old Helga from Norway for another £400 a month.
This means you will only be paying £200 a month to buy your first house.............And there may be other benefits as well. :D :D :D

Train fare from Bicester is actually £320 a month, what puts the bill up is:
I pay £380 for my ticket, but i put the tube on as well (too lazy to walk)
Its then £80 for car parking
I generally use 2 tanks of fuel a month which puts on another 100-120.
So thats were i get £600 from.
Farnborough is an idea though, i will look there :y

I lived in Camberley for for 20 odd years. The Camberley line into Waterloo is sh1te but look at the Woking / Brookwood / Farnborough / Fleet / Hook / Basingstoke line. Much better service into London.
You will find something affordable in the area. Don't write it all off as expensive.
Also - if you don't want to live in London why do you have to work there? You might have to drop your salary expectations a couple of K to work somewhere a bit more leafy but you will spend less of your life sitting on a train and less of your money paying for it.

If your serious about buying and i do mean serious as in decent size deposit and really want too cash in on the fact house prices are relatively low then you need too wide you relocation area.
How long have you had your current job..that would be a major factor in getting a mortgage,how long do you see yourself staying with the firm your with now.
Personally id live with a less than ideal commute if it allowed a foot on the property ladder.

I pay £380 for my ticket, but i put the tube on as well (too lazy to walk)
Its then £80 for car parking
I generally use 2 tanks of fuel a month which puts on another 100-120.
So thats were i get £600 from.
Farnborough is an idea though, i will look there :y
Thats one of the sacrifices you will have to make. Or live with mummy and daddy until you're 50....

I thought the same, but a year later I was very, very pleased to be moving in with my girlfriend. It gets lonelier than you think on your own. :'(

And extra £50 a week, not to mention the company, is not to be sniffed at. I had lodgers when I first bought (was used to that environment, having lodged for 3yrs before), and the extra cash made the initial financially difficult couple of years a bit more managable

Just to confirm - Camberley to Waterloo is rubbish. Service from Farnborough is quick with 4 per hour. A lot cycle to the station so factor that in as well. You need to be an early starter if you want hassle free parking - after 8.30 you are in the overflow areas after driving round for 20 mins for a space.

for the moment I need to work in london. I work for a mobile content company. what I do is fairly unique tech wise. I am going for a commerical role which hopefully will give me independence to go outside mobile. I like where I work, I don't want to leave
