Title: tunnie buys a flat

Its well known i sponge off mother & father tunnie by living at home, but thats about to change. Just had my offer accepted on a flat in Acton, London (W3) Manged to get it for 15k under asking price too  :)

Its next to Acton Town rail, so when cross rail is completed should help properly prices!

Its in a 1930's building, with some art deco features, also has very good sized rooms and brick walls so no noise from others, unlike modern builds, its a corner flat with some stunning views over whole of London, can see Wembley arch right around to London Eye  :) 

The best bit? Its freehold! I am one in 22 flats with a share off the free hold. (around 60 in the whole block) so i am on the board for how maintenance  fee is spent

I've had an offer on the Transit, so it's possible that may be sold...but there's going to be a good supply of vans hopefully soon, so as we've discussed...it should all go to plan.

I paid 21k less than that for this house and is 4 bed detatched.
With car parking for 8 cars as well at a squeeze, 6 easily.
Don't get that on new estates often.

I know, it criminal how much London prices are, but thats 200k is cheap, Chiswick its 300k for 1 bed flat!

I did think about buying locally as get much more for your money, but two things stuck in my mind 1) fuel costs 2) social life.

With this flat my commute costs will be £0, i can walk to bus stop and catch free Sky shuttle.

Also all my mates are down in London  :)

Rather than spending £300-400 on fuel per month, thats is basically wasted, its going into a higher mortgage

Think the estate would be do for most tasks, biggest item would be 2 seater sofa, think that should go in an Estate  :-/

I do totality agree on prices, around here would get me detached house. But at the current time, London is better option for me

red lion and pineapple do a good breakfast, plenty of aussie skirt in redbacks. good pubs but pretty rough place to be tunnie. apart from that, good luck  :y

Its towards North Acton, its nice actually, i know West acton is not good area. But there is a retirement complex across road, and surrounding roads are nice as well.

The Shepherds Bush crew go a-burgling up that way regularly. Nasty pieces of work, chop your head off as soon as say "Where's yer money?" ;D

You are right Cem, I remember my first house, not just the mortgage, it is all the rest on the top.. ::) ::)

Good Luck though Tunnie, its always a good move to get into property when you can... :y

I purchased a 5 bed semi for £115k in Cleethorpes and thought that was a lot. :o

It is always good to have your own place Mr Tunnie. Our first house....a two bed terrace with a garage cost £41,000 in 1990.....a lotus Carlton was £48,000 at the time. Owning a property in London.... should ensure  that a young stud about town.... such as yourself... will have an endless supply of  moist young totty to  bring back and bone senseless. Good luck..... ;)

It just shows how property prices spiralled at the time. We paid £25 000 for a 3 bed semi in 1988, we  m oved in weeks before my lad as born & he was 22 a week ago. Then interest rates did the same, 15% IIRC a few years later.

...yep ....dead right Andy. For the first year we actually paid 16.5%.....an extra 1.5% .....as we had a 100% mortgage.... :y :y

I know, house that was worth £1,700 when my grandparents bought is now worth nearly half a million  :o

Feel good about this flat, with Crossrail and London prices, it hopefully should be a good investment.

For many years .......from the thirties through to the seventies ....the average house (two or three bed semi ....or terrace) was roughly twice the average mans annual wage.  For example....my Father in law paid £5000 for a new three bed semi in 1971.....he was paid £2500 each year at the time.
The average house today is six to nine times the average wage .......which is why so many people have trouble getting on the property ladder. :y :y

Very true.

A friend of a friend was buying a house in the Barsley area, but there seemed something fishy about extra land added to the house, solicirors , surveyors all doing thier jobs as they should, but the guy selling was pushing for early completion as he had his eye on a place he could not afford to miss.

Any way, on the surface all seemed to be going according to plan (or so it seemed) any way this buyer being a shrewd business man suspected something was wrong.  So arrangements were made for the seller to do all is signing to buy and sell.  then this mate of a mate went to sign for his new property only to find he was right, he wasnt buying any extra land, he was taking over the lease on it, which the seller had somehow found a way of keeping quiet.

Result was he just turned his back and walked away.

Cant go wrong with property, it's just a gamble the right time to buy it.

Allthough he wasnt reay fo buy, how much would the same flat have been 3, 5 and say 7 years ago.

Either way, if and when he moves back out of london imagine what a place he could end up with if he has paid for the flat when he does.

Thanks all, to answer a few questions:

its 5th out 6 floors, and views are just stunning! So high up enough to get everyone else heat from the block.

Understand its tad early to get heart set on it, however the first sale fell through at last minute due buyer related issues so he had to pull out, talking at the last second! Its been on market since January, and lady has had a baby and they already have their next property, so no chain. Its off the market and i got it for less than the previous selling price, its very unlikey she will pull out, same with us, been approved for mortgage at amount i need. Next major thing is what the Mortgage valuer puts on it

yup, get a fob to open some gates so can park around the back. There are garages which i could rent one, there are also little sheds as well. Could also lock a bicycle or motorbike there.

Won't be taking the bike though, insurance is too much, i don't need it.

Depending on how far the previous purchaser got before pulling out and how long ago it was there is a good chance that your solicitor can buy their searches. Should save a few pennies and time.

I do love the Monaro, however its has a bit of a chavness about it now which is shame, VXR8 is M5 with Vx badge.

Hopefully in 5-10 years time when Monaros are a LOT cheaper i'll get one  :)

Needless to say i declined the offer, the bike will be going  :'(

However i have already paid for the BMW Policy in full for the year, as the APR rate was stupid. As i have already paid it, i might get a little scooter to ride out the policy as i bet there are cancellation fee's on it  :-/

I don't know what to say, car/bike insurance has never even been a thought to me as I moved around ::) mind, the nearest I ever got to London was Hertford... :)

well had the valuer around and had the home buyers pack done, all fine, no major issues. Slight damp between bathroom and kitchen, but there is no timber there its only concrete, report suggests bath needs re-sealing, think i can do that!

They think its worth about 5% more than what i am paying so its all good, time for some mortgage paperwork!

I do like it, but its worth too much. After i plucked up the confidence to filter as its a big bigger to fit between cars, it was excellent. Saw 6 flats one day, and being able to filter through traffic skipping large queues was brilliant.

But i will only be 4 miles from work, so could cycle it!

Yup, definitely possibility. However i would have to travel there to use it.

having thoughts about downsizing it, as its worth 7k  :o - Only paid 6k for it in the 'depression' but cheapest 2006 bike on AT is £6,995!

Idea is to downsize, bank £5k and leave that as safety net for anything unknown in future, spent couple of k on a smaller bike for weekend fun

Nice one, so the interesting thing was that it was realistic and acurately valued in the 1st place.  :y

Any idea how long it will be before you get the key/completion.
