I've been doing up a house for the last few weeks, getting it ready to rent out and now I'm looking at carpets!! WooHoo!!! :y
So here's the thing..... Do I spend the extra £200 odd on underlay? The carpet I'm looking at is feltbacked and I've put them down before with no underlay and they look fine, but they soon look abit 'flat'....
With underlay they feel nicer, but will they wear any better ?? :-/ Bearing in mind that they probably won't get looked after..... ::)

Underlay will make them feel nicer but i doubt will add to their life as they will probably get dirty beyond salvation before they actually wear out. Maybe you could come across a deal that gives free underlay as there are always popping up in the local papers we get - hopefully you could get the same.
Also depends how much the cost of the carpet is and what your rental market is, i.e. if its £150 then forget the underlay, if it's £1000 then i would get it. Similarly if its for student digs then prob. not worth getting underlay.
Also bear in mind that if you get the underlay it should be ok to just replace the carpet next time so that you are not doubling up.

I would deff recommend underlay mate.
Moved into my new home June last year and spent months looking for a descent carpet shop, as we needed to carpet the entire house.
We ended up with a local family business who spent an afternoon questioning SWMBO & I on what use the house would get.
He then recommended this that and the other type of carpet. When it came to underlay, he said it's best to get a decent one as it prolongs the life of the carpet and stops it going flat and ending up with wear holes through it, after 6 months!!
We took his advice and nearly a year of having the carpets down, I'd say it's worth it, IMO.

Lots of carpet stores will sell you carpet and some even give the underlay and fitting free. You should have underlay because it makes the carpet last a hell of a lot longer and far more comfortable to bonk or whatever else on........ :y ;D ;D ;D ;D

Underlay does make a difference ;) But Cliffob is the man to ask for a better explanation :y

You're renting the house out anyway, why spend the extra when you won't benefit from it? :-/

Using underlay will give a much longer life to the carpet as it will wear much better and will also stop the likes of floor boards from wearing it out from the back also. It also helps stop tramlining and would be an absolute must for stairs..
Given its a felt backed carpet its going to be towards the bottom end of the market anyway so you need to do what ever you can to reduce your risk of having to replace it within a year or so.

i'd always put underlay down. as said it makes the carpet last a lot longer, feels nicer and especially upstairs where you cud have gaps between the floor boards you won't get sunken carpet ridges.
however is it going to make any difference to a person renting??? :-/ having said that if you're responsible for the carpet and replacing it if necesary might be worth it! :y

last yr i worked for a company that did temporary lets. always had the cheapest carpet in there. the ones with no underlay diodnt last more than a few months, they looked rotten and and as mark said, tramlined and dirty. my brother has a carpet shop and he always does free underlay the same as most shops.

If it's for students just put newspaper down and hang on to their bond for wearing it out.

I'm leaning towards giving the underlay a go, if I can get a good enough deal on it. I've had a few quotes so it's time to start haggling!! See how much they need the business! ;)
The carpet in the following pictures was brand new when the tenants moved in. This was 2 years later after I evicted them.... >:( They let their baby crawl over that.... :(

I should have mentioned in the last post that the eviction wasn't because of the dirty carpet, but because they decided that they didn't need to pay the rent. :o I decided otherwise!! >:( :y

Must be a nightmare renting out houses, the damages & mess some people live in, then don't pay the rent, certainly something I couldn't do >:( >:(

Thanks Richie! That's interesting. I could probably make a decent job of putting the underlay down myself as it dosn't have to be as exact as the carpet!!
