Best place to advertise house for rent

Hi,

Does anyone know a good site(s) where I can advertise a house for rent?

There are so many sites, but was wondering if anyone had any first hand experience on them.

Rightmove is about the best, but not sure if that has to go through an agent

If the house is local to you and you want local tenents then stick a advert in the paper  :y

If the house is away from you then best rent it out threw a estate agent / accomedation agency but don't forget you will end up paying about 10% commision to the agent.  :(
The plus side is they sort out the contract, vet the tenent and collect the rent  :y

Swings and rounderbouts i'm afraid  ;)

Also best to sort out your own repairs if needed because any agent will shaft you  ;) :-X :-X

Gumtree or the local paper.  :y  Although if you're out in the sticks abit I'd use the local paper. ;)

If you're going to use an agent, vet the agent as carefully as you would a potential tenant.  A bad agent is worse than no agent!!!  ::)

I'd use a dedicated Letting Agent as opposed to an Estate Agent, as Estate Agents tend to be staffed by underpaid youngsters (a massive generalisation I know) who close the door at 5pm and thats that!!  :-\  You need an agent who'll answer the phone out of hours and is prepared to be abit of a Rottweiler if things go wrong!!  :)

Gumtree is ok. But free local papers tend to yield all sorts of morons you wouldn't want anywhere near your house, in this area anyway.

Agents, of all descriptions, are rather hopeless IME. Manage the place your self where ever possible, they will only cost you're money, and then more money, then deny any responsibility while your left holding the baby, so to speak. Ar$e'oles the lot of them!
