do not need permision to make it bigger!! under permitted development an extension you can go up to a meter wider with no permission other than asking neighbour if he minds, thats what i did at Ardley,after checking  with the council?
bit cheeky really cos the man came after complaints about the height of my fence :'( so i made the fence the regulation 1 meter high and with the inspectors full permission extended the garage!! lol

Somebody please explain why planning is needed to re build a previously existing structure...?

Although, if planning is needed, may as well apply for a bigger structure. Then decide if you go that big or not...?

Surely you could have extended the previous garage with a flat roof anyway...? No ? :-\
Fooked if I know. Was initially informed of this by loss adjuster, then by builder who cleared up, then by surveyor that this was a possibility. This has now been confirmed  >:(. Its all 'dangle berries'.

So we need to get quick, rough quotes for both designs that we have drawings for, then making a decision which one to submit for planning consideration.

Might have to get drawings redone, as the oppswit surveyor as clearly got the side door/windows in the wrong place. I can't draw, but even I could get that right, esp as he had full access to an identical structure 2 doors down  >:(

No, as surveyor is saying floor needs to be block and beam. Not sure why, or what the advanatges/disadvantages of that are. I'm guessing cost, but might be wrong.

I wouldn't want beam and block in a garage. I would be constantly worried that the steel wheels on my trolley jack were going to break a block and disappear into the floor void :-\

Reinforced concrete is the answer in a workshop :y

S'not big enough to do car work in garage - house is 12yrs old, so small garage.

There's no room to get a jack around an omega in a single garage anyway.

In fact, if my garage is anything to go by, there's no room for an omega. Not and shut the door as well.

Not much use in a standard sized single garage, though. I've considered one in my garage that's 11' wide with 8'6" of clearance and came to the conclusion that it'd be barely worth it.

Again, its pretty pointless having a pit in a single garage. Especially having seen what TB keeps in his. It "was" difficult for one person to get in there on occasion. Never mind get a car over a pit. ALL the tools , fridges, bench, pillar drill, grinder, compressor, camping gear, roof box, shelving, blah blah will have to go along the back wall of the garage.

That ain't going to work for TB. ;D

You do need planning for such cases, if the garage was rebuilt using what was left of the existing walls then you can actualy wriggle through a loop hole (as its considered a restoration) but as soon as the site is cleared to floor level then planning is required.

Of course building control is required to.

The additional cost of making it a bit longer should only be a few K at most, if its more than this then somebody is taking the urine.

It would have to be very cheap, seeing as both my neighbour and I are having to deal with upcoming changes in careers. Law of sod I'm afraid.

I'm actually not as disappointed as I thought I would be over the thought of the garage being the original size. TBH, just having a garage of any description would be a godsend.
