All tiles to be removed, full redecoration in the lounge, to start with, new sofa, suggest new carpet or other flooring etc etc etc........Well if I have to do all this I want a Combi Boiler fitting and the fire place opened out and a gar or multi-fuel stove fitting......I dare not think of the cost...... ::) ::) ::)

thought you had this fixed  ???

The cause of the leak is fixed, it's just what it seems to be leading to, starting with fixing / removing the tiles from, the ceiling.... ::)

I doubt it, firstly not enough damage and secondly the reason for the leak was arguably my own fault, the parts were in the garage to fix it............. Basically, never really caught but the tank would overflow sometimes, particularly when we had been away for the weekend, got a plumber out and all he did was bend the float pipe a bit, anyway still did it sometimes, but tank not readily accessible, neighbours complained about the overflow leaking out onto their flat roof, depending on wind.  As a 'temporary' measure about 2 years ago I put an overflow extension on that ran down the wall, across our flat roof and into the gutter, problem solved... :y  Add problem solved to difficult access to the tank and you get - job does not get done... ::)  It seems that this overflow pipe froze and caused the problem, new ball valve and all continues to be well, so that must be the problem, therefore my fault therefore no claim - mind you have me thinking, if I get rid of the additional pipe work I wonder if it may be worth a call...  :-\ :-\ :-\

I feel an absolute terbert...... ::) ::) ::)

It all depends on what you tell them, and water can cause hell of a lot of damage to soft furnishings and decorations ;) ;) ;) ;)

Now where's that bucket  ;) ;) ;) :y :y :y

I emptied it..... :D :D  Will ring them and see what they have to say, have nothing to loose.... :) :)

Managed to run a circular saw through a rad pipe that was notched in to the bottom of a floorboard ::) saw was only set at the thickness of the boards :o a bang, a flash and an awful lot of water later, I repaired the pipe and the insurers paid for a nice new ceiling downstairs 8)

It probably helped that the kitchen ceiling was fibreboard covered with pine cladding ::)  (not my doing before you ask) looked like an upsidedown orange sponge once it dried ;D
