Before the HBV finally gives up and dies are they prone to giving out hot air one side and cold the other from the vents ?..... Believe its gone now as steam wafting up from that area but had heat issues last few weeks

Suspect a different problem unless it's losing coolant :-\

HBV failure is highlighted by coolant loss which increases/decreases depending on the climate settings :y

Had four HBVs fail on me, and not one of them resulted in steam :-\

Split hose perhaps :-\

The temperature controls are vaccum motors in the front foot wells, above the front end of the centre console. It is not unknown for the arms to become disconnected.

Does the passenger side switch between hot and cold as expected?

Ok, remove the trim from under the glove box, and carefully reach over the front edge of the centre console, the servo is there. Ignition on, fan on its slowest setting and turn the passenger temp from Lo to Hi and back again. You should be able to see/hear/feel the servo moving the arm :-\

Do the same thing the other side, the servo should still move, but if the arm is detached, that won't move :y

As Al says ^^^  or seats full back, get upside down in the seat, head in the footwells .....  you can just about see the actuators and the arms ... get someone to sit in the other seat and make the selections for you !!
