You have my sympathy.

Somebody I know ended up in a 3 year court battle with a landlord over outrageous dilapidation charges for his commercial premises with it looking like the landlord was going to win, until he managed to get hold of the original invoice from the builder for the remedial work. The case collapsed ex-Tenant 1 Dick Turpin Landlord 0. The judge was not impressed with the telephone number mark up.

Thanks ! That's really cheered me up for the weekend 

I've just arranged a self storage unit, so at least my crap will be out. Not as expensive as I thought it would be

Those self storage units can be really good value and a lot of small businesses operate out of them these days due to the favourable terms compared to renting commercial premises.
