Yep mains pressure so I guess I could turn it down a bit at the stopcock.  :-\ 

I'll follow 4x4's advice before ripping up floorboards etc.   :y

Luckily my new tenant (despite having signed the lease etc) dosn't move in for a couple of weeks so I can nip in and sort it and she'll be none the wiser.  ;)

No the landlord did.  ::)  It's been empty for a while so I turned the water off.  :y

I havn't turned it on any different than normal though, but maybe Tony's hit the nail and there's air in the system?  :-\

You wont get air in mains water,unless its been totally drained from drain off,and if there was it would go straight away,water hammer is normally caused by tap insert or ballvalve washer,it could also be stopcock that might have slight play in it,if your feeling brave,just reduce the stopcock by half a turn and see what happens.

It's the weird water you have there. ::)

My parents have just bought a place in Dorset and my first job was to fix the toilets as none would flush properly. Then I had a little water feature from a stopcock that wouldn't go away. >:( Ants seemed to like it as they had done a good job of hiding the water meter. ;D
