Although nearby you are in a different district to me.  I know that the planning dept at Rushmoor are fantastic and very helpful.  Maybe worth a quick call with your local planning office to discuss your intentions?

Less impressed with Surrey Heath, takes them 60 days to turn around an online application. Can only deal via email, no number to call. When I'm back I'll send them details, see how useful they are.

This estate consists of various parts, all  'open' areas being under the control of a Management Committee. All properties have their boundaries, and anyone wishing to extend onto these areas, apart from planning permission, have to get permission from the Management Committee. Indeed, in the past, some residents have encroached with fences, and have had to remove them. Also, in this road, years ago, one family received planning permission for a kitchen extension, ordered bricks, which were stacked on the front lawn, only to be told permission for the extension was denied by the Management Committee, due to it coming forward onto 'open' areas.  :)

Don't know what covenants you have signed (if any), but imo, worth checking, just in case someone objects :y
Sorry to sound pessimistic, mate, but that's what happens here :(

Thanks  :y

The only director of the management company is neighbour behind me who I get on with very well  :y

In which case I would find out your local restrictions, abide by them and before starting work get something in writing from him that it is ok and that should cover you in the future if the director changes, etc.
