Think u need more to do Mike.  As its not on the rules of the forum that everything should be written in Queen's English and spelt according to the Oxford dictionary.., I will hope that people will understand that some of us have their own style of writing and live and let live.

thanks still fighting for this one for a bit though as well as looking for anything new that pops up

we weren't technically even looking for somewhere yet til we had a target amount of cash saved between us, if we find one good enough though, we'll be going for it!

i've e-mail the mortgage advisor to see if he knows anything more

It sounds to me that the house has been repossessed by bank/building soc. and the owner has been evicted.
Banks/building soc. dont bother with estate agents as they want the house quickly off their books (and the dosh) so they usually put the house up for auction - so try your local auctioneers.

Try to contact the company directly. As Barry Sheene said,"dont wait for your ship to come in,swim out and meet the rather thing".

I agree. Try putting a letter through the door explaining your situation, your offer, your mortgage/finance arrangements and disappointment that such a lovely house has fallen through etc.
If you buy direct it's up to them to pay (or not) the estate agent and pocket a bit extra.

And put in a random picture of a solemn child for added effect  

I heartily agree!!  All is not over until the fat lady (the company!) sings!!   Do not just take the Estate Agents word on face value.  Let's face it they have lost the contract on this one, which you could still get, but I am sure would love to sell you another property!

an update, nothing is known for certain but the mortgage advisor replied to my e-mail telling me the likely happenings, one being that the middleman company selling the house on behalf of the reposessors may have been instructed to remove the house from the market possibly because the reposessors might have fallen out with them, or it could be that the reposessors have struck a better deal with a different company to sell, I have been given details of the middleman company, and also their nearest competitor of who might be stepping in to sell it, but as its not concrete info I cant act on it yet

basically we have to sit tight and keep our eyes on it incase another estate agent board goes up on it, but for the time being all is not lost as its technically "off the market" for now until they find another company to sell it for them!
