Author Topic: defence housing is getting it on tuesday!  (Read 2000 times)

well i moved house in aug 08 nice house but it cam with its own problems.

the biggest one we have at the mo is the lounge has a stain on the carpet ( carpet is a cream colour) which looks like mould its been growing so i shampooed the carpet as i normally do on a monthly basis and the stain srunk again. well over 3wks it grew again its a patchy stain that covers an area thats 2 1/2m by 1 1/2 mtrs. the other thing is even with the curtains closed and the radiators on full wack the room is always cold! you can feel the damp under the floor even the dogs wont lie on the floor in the lounge unless the rug is down.

well they have been out over x mas to look at it and said they would come back on tuesday to have another look.

i am not happy i am concerned its more then just a stain and she had the cheek to say its our life style and the dogs are the cause of the problem. the dogs anit allowed in the lounge unless shanes in bed and even then they are only in the lounge for an hour or 2.

what do you think it could be?

i want them to rip the carpet up and look underneath the floor board to see if the damp cover has been pearced and then i want them to change the carpet! or at least have it professionally clean which it was before we moved in and even then they couldnt get the stain out!

you aint got any water pipes of some sort running under the floor that may be leaking and coming up the floor

silly question does the stain that keeps reappearing smell in any way like sewerage

If they are floor boards then there wont be a damp membrane but the under floor space should be vented.

No idiots done anything outside to the drive are paths thats blocked the vents have they?

i havent actually got down and smelt the carpet to be honest.

i might have a smell later! lol

i surely hope its not otherwise they are getting both barrels......

i dont know if they are floor boards just asuming i have been told its a floating floor .....what ever that means. we only have one air brick and its alll clear.

i dont know if they are floor boards just asuming i have been told its a floating floor .....what ever that means. we only have one air brick and its alll clear.

depends when it was built really....is the floor springy at all?

The fact there is an air brick sudgests its either a block and beam floor with a DPM and insultion with a top layer of 18mm chip board (rare before the 90's) or a floating wood floor (probably the favourite.

One air brick isnt much!.

the house is 8/9yrs old.

springy.......you can feel the washing machine on full spin through the floor.

we did say to the lady that one air brick anit enough but i am not a builder

Sorry to say MOD Housing ws built to a low spec!!!  One air brick sounds like at least three too few ( you need air to circulate -- so it needs more than one way in and out).  

I would insist on the carpet coming up --- what will housing do if the boards are rotting and someone gets injured going through ?

Might be worth having a word with Environmental Health too.

what would enviromentle health do?

i am sat now and i can feel a draft accross my feet.  at very least i want the carpet up and cleaned.

i think that is reasonable to ask for just donno haw far to push dhe.

If you have a mould problem, spores can effect your health -- and that of the littl'un.  They need to investigate and eradicate the cause.

If you dont get an acceptable response next week you escalate it up the chain with MHS and DE/  Give me a PM and I can get you the corrent addresses  :y

cool i will just do that,

we wont know its mould until we look at the underlay which means ripping the carpet up and that means i have to move my 3ft fish tank which anit an easy job.

Rug Doctor (homebase), if that fails, i say look into the history of the property and have an exorcism carried out

strange goings on from underneath the floor could be that or a spiritual nature? ;D
