I pay all the bills in our house and we use my Mr's money for spending on what we want.

I have managed to save an extra 266 quid over two months due to council tax is over 10 months.

However, i was at my mates today Bigheds and he lives in a really nice house in Stanmore. (bridgnorth)

This property of his is an old private estate in which used to be used as an RAF place!

His coucil Tax is somthing like 113 quid a month where as my Flat in a lower spec'd area is 133.50 a month!

My question is because Bighed is in a private location would this be Banded diffrently as im already in band "B"?

I just seem to think 133.50 is quite expensive.

A mate opposite me in same location is also paying 115.20, i feel ive been ripped off for the last 7 months or so?

I live in a similar type of place but also have to pay an annual charge of £360 to a private management company. They re-banded our place from A to B and back dated it by 2 years! we now pay the equivalent of band E council tax

If your mates place is exactly comparable to yours then it's worth an appeal BUT be prepared for a long battle

Talk to your neighbours & ask how much they pay, you could be paying too much, which should be back dated.

Yea its in my first post, my mate pays less than me but he lives in the "house" version to my flat although our place is bigger inside so i dont know if that would change anything??

Thats probably why.......theres an ex RAF housing estate not far from me......house prices on the estate are considerably lower for the rest of the area.

It depends on the banding given for the estate back when council tax was introduced. I suspect the ex RAF will be lower band.

Council tax banding is based on the value of your house in its current in April 1991... Crock of shite if you ask me and I'm afraid it's a very sore subject

think i pay £160 per month (over 10 months), seems a lot to have my bins emptied once a fornight....

£210 a month for my place, 5 bedroom house in a desirable area of town, so we are band H  

should probe be more but I kinda forgot to mention the garage when we built it lol

When we went to fornightly collections, I asked what this paid for. Miss Bimbo came back with:

Police (our station in town is part time - do I get discount)
Road repairs (ours is not adopted yet - do I get discount)
Verge grass cutting (I cut verge outside my house - do I get discount)
Library (Don't use it - do I get discount)

In the end, she agreed that I just had a very expensive rubbish collection...

Yes, you are correct -- on both counts. It's a PITA for the Council Tax people too AFAIK -- but that's what Maggie brought in and what we are all stuck with for now!

If you are convinced you should be in a lower band it costs nothing to appeal --- might take a few months to get sorted, but will be back dated if you win.  BTW -- the appeal is dealt with by the Valuation Office ... they don't get the money so have no axe to grind if your bill is reduced! ( which is why they are doing it and not the councils).

Being ex MOD is very similar to ex council house -- in 1991 their values were artificially low -- hence low bands now.

The actual pounds and pence you pay ( as opposed to the band) will depend on how spendthrift your council is. Band c in a lot of London Boroughs pay less than a band c here, because 1) the boroughs are more careful with their money than our council is and 2) the population is more densely packed so more to share the bills between !!!

Building the garage or adding an extension during your ownership ( after 1993) won't alter the banding until the house is sold .... if you are band H you can't go any higher -- and unless you live in a mansion I would look into that !!!!!

you'd probably succeed in getting everyone elses council tax increased if you appealed
