Home Water Leak
« on: 09 October 2009, 12:21:19 »

I seem to have sprung a leak last afternoon about 4pm ... one of my daughters was having a shower when some one in the shop below came up to say they had a slight leak of water downstairs through the ceiling , no damage but leaking none the less .... so looks like the shower may be leaking , problem is though the landlord owns all the building so i asked him to call a plumber cause i assume its his problem . I went down just now to ask if he has got a hold of a plumber yet and his answer was " not yet "  :-/ .... so where do i go from here , do i sit here and wait for him to get someone or do i get someone myself ... we have a bath in the bathroom as well but i dont want to use it untill i find out if its on the same waste pipe as the shower ... wouldnt imagine a bath full of water going downstairs would go down well ... i have contents insurance but the landlord has the building insurance  :(

Knock up a quick letter and ask him to sign a copy as a reciept... Then you've covered all angles :y :y :y

Start it something like: Further to out conversation yesterday evening, please can you call.... :y :y

....sage advice LD, it's better to commit everything to paper nowadays - which is strange as we live in this 'advanced' electronically oriented society. ::) ::) :y

Go and tell the landlord with a witness that as from tomorrow morning you will be using the shower as normal, he will have to pay the bill if the ceiling downstairs falls in.

I have a policy with British Gas that covers the 3 houses I have, it covers gas, electricty and the drains, its expensive at £1200 but at least the tenants just pick up the phone if there's a problem and its sorted quickly :y
