Got to make it your new home and christen it properly.  1st think I have allways done is Nuke the throne room and blast the kitchen over.  Might be worth haveing the/doing the carpets cleaned as well, then you are off to a nice clean new start.

I had the impression from estate agency and the vendor that she had another property which she was renting out (as i was told she already had another house) I think she was renting it out as she asked for a 1 month gap between exchange and completion (just like 1 month notice on rental)

So my budget for furnishings just took a nose dive!  :D

Leather sofas are practically brand new, as is a lot of things in the flat. I won't need to throw out anything apart from the mattress

Yeah everything is, bed, all furniture, but its the good stuff, and its fairly new, so will save me a few quid!
