we've had two years of dealing with solicitors & estate agents plus pain in the arse housebuyers

I feel your pain Mick, as I've been dealing with estate agents and solicitors for the last couple of years and the levels of incompetence is staggering.   

Useless solicitors especially!

Solicitors not only incompetent but complete liars, both house sales were completed around August the 4th 2022 wifey only received her inheritance on November the 21st, they were stringing her along with insurance  & inheritance tax nonsense while sitting on a pot of cash , in the end I accompanied her on a visit to the Solicitors and insisted the money be in our account within 48 hours   ( very politely for me.) But it should never have to come to that

I’m just about to start a probate application as I’ve just lost both of my parents. Wish me luck.

Got to say when the whole saga started I was quite impressed with the Solicitor, but once money started to flow into the account things started to slow down, my missus being very polite just put up with the excuses for the delays eventually I got through to her that things must be brought to a conclusion.

Thanks Al.    They both went within a few months of each other, Dad went first and my Mum died last week.

I had to do that for my late mothers estate. I did the probate myself with excellent help from the probate service over the phone
Applied and granted within six weeks

Now the estate agents dealing with the property, that was a completly differant scenario althogther

Yes good luck with it , sorry about your loss but hopefully will be straightforward with being your parents, with my wife's cousin all kinds of " skeletons" came out of the cupboard to complicate things.

Sometimes in life we get dealt a bad hand, it would seem that 2022 was my turn. 
Thanks to everyone for their thoughts.    I’m going down the DIY Probate route so cheers for the info Keith.

I did this when my Mum passed away a few years ago and found it to be relatively straight forward.

It helped that my Mum was a meticulous record keeper.     I don't take after her.

Definitly do it yourself, not hard and you don't need solicitors 

Actually, you do need a solicitor to notarise the paperwork and get you to swear on the bible (other religious texts are available ) that you haven't told any porkies about the value of the estate. 

When I did it, it took about 10 minutes and cost £10!    I expect they charge £100 these days.
